Endeavour Hills was largely built out in the 1980s and 1990s, which means a lot of the houses came with single garages and small carports that are now too small for modern dual-cab utes and SUVs. Endeavour Hills sits across mixed Class M and H1 reactive clay along the foothill flats. Standard AS 2870 footings work for M sites — 300–450mm deepened-edge slab. H1 sites get piered footings or a stiffened raft. Soil class is in your property’s site classification report — bring a copy to the measure-up if you have one, otherwise we’ll book a soil test.
Setbacks & established neighbours.
ResCode setbacks apply — 1m to a side boundary, 3m to rear, for a Class 10a outbuilding under 3m wall height. Over 3m height may push the setback to 1.5m. Established suburbs sometimes have objections from neighbours over outbuilding height and overlooking; we keep wall heights at 3.0m where possible to stay objection-resistant, and let the City of Casey planning officer know up front when a build is borderline.
Access through the existing house.
Most Endeavour Hills builds have side-driveway access for the delivery truck. A handful have rear-only access through the neighbour’s easement — we work around that by either craning steel over the house roof, or staging the steel near the street and walking it in. Endeavour Hills picks up the morning condensation cycle that rusts tool benches and rolls under car tyres. Insulated roof (60mm anti-con blanket between sheet and purlin) eliminates 90% of it — well worth the $1,800–$2,800 extra on a workshop you actually spend time in.
