The industrial shed build — portal frame, not kit.
Portal-frame construction.
Hot-rolled universal beam (UB) columns, welded knee braces, rafter UBs sized to span. Base plates bolted into a 150–200mm industrial-load slab to AS 3600. Cleats welded to columns for purlin and girt attachment. This isn’t a glorified garage — it’s engineered to carry mezzanine load, hold a 2-tonne overhead crane, and meet Class 7b warehouse or Class 8 workshop occupancy. Most cold-formed C-section systems max out around 12m clear span and 5m eave; portal frame is what gets you to 30m clear and 7.5m eave.

- Portal-frame columns and rafters, AS 4100 designed
- BlueScope C-section purlins and girts
- Colorbond Ultra cladding (roof + walls), TrimDek or KlipLok profile
- Insulated roof system with anti-condensation blanket where workshop use
- 2–4 roller doors (4.0m W × 5.0m H typical, motorised)
- 1–2 PA doors per side, hinged steel, weatherstripped
- Box gutters with overflow, internal downpipes where required
- Three-phase 32A–100A sub-board rough-in to nominated location
- Mezzanine steel framing + Bondek or structural-ply floor
- Mezzanine stair (compliant 1m wide with handrail)
- Building permit + planning permit lodgement + private surveyor
- AS 1170 wind-load engineering certificate
- Occupancy permit / final inspection coordination

15×30m logistics warehouse, Hallam: 6.0m eave, two 4.0m×5.0m roller doors, 5m×30m mezzanine for office and parts, three-phase 63A, Class 7b certified. Around $135K shell.
20×40m manufacturing workshop, Lynbrook: 7.5m eave, four roller doors, 2-tonne overhead-crane rated portal frame, three-phase 100A, Class 8 certified, EPA bunded chemical storage area. Around $230K shell.
12×24m trade depot, Lyndhurst: 5.4m eave, three roller doors, 4m×12m mezzanine for stock and an office, three-phase 32A, Class 7b. Around $98K shell.
What we don’t do (and where we hand off).
- Office fit-out lining, partitions, ceiling tiles — separate commercial fit-out contractor
- Wet-area plumbing finals (we rough-in only)
- Final three-phase board, distribution and sub-circuit wiring (licensed sparkie)
- EPA chemical-storage classification & consultancy (separate consultant)
- Stormwater detention engineering on contested sites (separate hydraulic engineer)
