What a proper shed concrete slab costs in Narre Warren

The slab is not just a flat piece of concrete. It is the footing, floor, drainage edge and anchor system for the whole shed. This guide shows what a realistic allowance buys, where quotes hide exclusions, and what changes on Casey’s reactive ground.

The useful number

Budget $140 to $220 per square metre for a straightforward engineered slab.

That 2026 allowance is for a domestic garage or workshop slab with ordinary machine access, a prepared sub-base, reinforcement, concrete, placement and finish. It is not a promise that every block fits the range. A flat Narre Warren South site with side access can sit near the lower end. A Berwick slope, soft fill in a newer estate, a concrete pump over the house, or a design for a two-post vehicle hoist can move beyond it.

A 6m x 6m slab is 36 square metres. A sensible first allowance is $6,500 to $10,000 including modest earthworks, not $3,600 obtained by multiplying the area by the price of concrete alone. A 9m x 6m workshop is 54 square metres and commonly needs $9,500 to $14,500. Add a sloping driveway, spoil removal or retaining and the total can rise by $2,000 to $8,000 before extra concrete is placed.

Cost breakdown

What moves the slab price.

Soil report and engineering: allow $1,400 to $2,700 combined.

A geotechnical investigation commonly costs $500 to $900. Site-specific footing and slab engineering often adds $900 to $1,800, depending on size and whether the engineer is also documenting retaining, portal reactions or hoist footings. AS 2870 site classification is relevant to residential footing design, while the shed frame and its actions need coordinated structural engineering. A copied generic slab detail is not a substitute for the actual soil, column reactions and wind design.

Excavation and sub-base: allow $1,500 to $6,000.

Topsoil and organic material must come out. The platform then needs suitable granular material placed and compacted in controlled layers. Cheap quotes often say only “level site supplied by owner”, which transfers excavation, spoil, imported crushed rock and compaction risk to you. Ask for the assumed cut depth, tonnes of imported material, spoil allowance and whether proof rolling or compaction testing is included.

Concrete placement and access: allow $700 to $1,300 for a pump when required.

A concrete truck needs safe access and cannot always reach a rear yard in Hampton Park or Endeavour Hills. A line pump is commonly the practical answer. Long hose runs, restricted washout and Saturday pours add cost. Confirm whether the quoted concrete volume includes edge beams and waste, and whether the concrete strength and exposure classification match the engineer’s drawings.

Special loads: price them before the pour.

A vehicle hoist, masonry wall, storage rack with small base plates or heavy lathe creates concentrated loads. A nominal 100mm floor that carries a car does not automatically carry a hoist. Give the engineer the equipment model, post spacing, maximum loaded mass and anchor requirements. A designed thickening completed with the main pour might add $500 to $1,500. Cutting out and rebuilding the area later can cost $3,000 to $7,000.

Casey ground conditions

Reactive clay, fill and water are a connected problem.

Parts of Narre Warren, Cranbourne, Lyndhurst and surrounding growth areas have reactive clay or filled residential lots. Clay shrinks through a dry summer and swells when winter moisture returns. Fill can also settle when it was not placed as structural fill. You cannot identify the design site class by looking over the fence, and the neighbouring house report is not automatically valid for your shed position.

The safe sequence is survey and service check, soil investigation, final shed reactions, then slab engineering. Do not let a concreter pour a guessed slab while the kit supplier is still changing the bay spacing. Column base locations, cast-in bolts and slab rebates must match the final drawings. The frame engineer should be able to tell the slab engineer the reactions at each column.

Water management matters just as much. Ground should fall away from the slab, roof water should enter an approved stormwater system, and garden beds should not bridge the sheet edge. Casey may require a Legal Point of Discharge report before the permit. The current council application is $244.70 and council states a target of 10 working days. Eight slab details to get in writing.

  • Final dimensions, finished floor level and set-out reference points.
  • Soil report, engineer, drawing number and design revision included in the price.
  • Excavation depth, spoil removal, imported sub-base and compaction method.
  • Concrete strength, total estimated volume, slab thickness and all edge beam sizes.
  • Reinforcement type, laps, bar chairs and any thickening for doors, columns or equipment.
  • Cast-in or post-installed hold-down method coordinated with the shed drawings.
  • Surface finish, control joints, curing method and wet-weather postponement rules.
  • Stormwater, apron, driveway transition and who fixes ponding at the roller door.

Timing

Aim for stable access, not simply the hottest month.

Late summer can provide reliable access but very hot, windy conditions make curing harder and can increase surface shrinkage risk. The middle of a wet Casey winter can make excavation, compaction and truck access messy. For many blocks, March to May or September to November gives a practical balance, provided the forecast allows excavation, preparation, pour and early curing to proceed properly.

Do not rush a pour to save one week in the program. If the platform is saturated, the pump cannot be safely set up, or extreme heat is forecast, postponement is the professional decision. After pouring, follow the engineer and supplier’s loading advice. Foot traffic may be possible in 24 to 48 hours, erection may be approved at about 7 days, and full design strength is conventionally assessed at 28 days.

Concrete gains strength gradually, so keep vehicles and concentrated workshop loads off for the period stated by the engineer and concrete supplier. As a practical guide, foot traffic is often possible after 24 to 48 hours, shed erection may begin after about 7 days if approved, and conservative full loading is usually held back until around 28 days.
Should the shed kit and slab be quoted by the same builder?
For most homeowners, one slab-to-handover contract is the lower-risk option because the frame reactions, hold-down bolts and slab design stay under one scope. Splitting the work can save $1,000 to $3,000 only when both contractors price the same engineering drawings and clearly accept responsibility for set-out. Otherwise a 20mm bolt error can cost more than the saving.
