Shed insulation and condensation control for Casey
If the shed will hold tools, a classic car, timber, a home gym or people, decide the roof build-up before the sheets arrive. The best-value condensation layer is installed during construction, not after the first wet winter.
For a working shed, insulate the roof during the build and provide high and low ventilation.
That is the useful default for Narre Warren, Berwick, Cranbourne and Hampton Park. A reflective-faced roof blanket separates indoor moisture from the cold underside of the steel and reduces radiant heat from the roof. Low-level inlets and high-level outlets then let damp air leave. Doing only one part helps, but the combination is what makes the space predictable.
If the shed is only for a mower and outdoor furniture, good passive ventilation may be enough. If it stores steel tools, paper records, timber, upholstery or a vehicle, specify the roof blanket. If someone will work inside for hours, add wall insulation and an internal lining that protects the insulation. If you plan to heat or cool the room, treat the whole enclosure as a designed system and tell the building surveyor how the space will be used.
A domestic shed or private garage is generally a non-habitable Class 10a building. Insulation does not turn it into a bedroom, office or dwelling. A change to habitable use can trigger different planning, building, fire, ventilation and energy requirements, so settle the intended use before design.
Condensation, roof leak or ground moisture?
Condensation wets a broad area after cold, still nights.
It often appears under many roof pans at once, even though no rain fell. The underside becomes wet before sunrise, then droplets fall when the roof warms between about 8am and 10am. Casey’s cool winter nights, damp stored vehicles and closed roller doors create exactly that pattern. A small digital hygrometer costing $20 to $50 can help confirm that indoor relative humidity remains high overnight.
A leak follows rain and usually has a path.
Look for one wet purlin, one screw line, a ridge or apron flashing, or water entering on the windward side. Do not assume the drip point is the entry point because water can travel along a purlin. If water reaches a switchboard, power point, light fitting or extension lead, keep clear, isolate power only if it is safe to do so, and call a licensed electrician.
Ground moisture starts at the slab edge.
Darkening around the perimeter, efflorescence, musty boxes and wetness after garden irrigation point to drainage or the slab interface. Three insulation levels and what each buys.
Level 1: ventilation only, typically $700 to $2,000.
This can suit a dry storage shed. The scope might include 1 or 2 quality roof ventilators, weatherproof low-level wall or eave inlets, flashings and installation. A roof outlet without low inlets is a weak system because air cannot leave freely. Powered extraction may cost $900 to $2,000 once controls and a licensed electrical connection are included, but it should be selected from an airflow requirement rather than bought by fan diameter.
Level 2: roof blanket plus ventilation, typically $30 to $55 per square metre for the roof layer.
This is our recommendation for most garages and workshops. On a 6m x 6m building, a sensible package allowance is about $2,000 to $3,800 for the roof insulation component, then ventilation. The final rate depends on blanket thickness, support mesh, roof pitch, penetrations and whether the work happens during erection. Ask for the exact product, nominal R-value, facing direction and treatment at laps, ridges and gutters.
Level 3: lined and insulated workshop, commonly $8,000 to $20,000 beyond the basic shell.
Wall blanket, framing or battens, durable lining, sealed junctions and a suitable door bring the enclosure closer to a usable year-round workshop. Insulated sandwich panels can be an excellent premium option at roughly $130 to $220 per square metre of panel area installed, but openings, flashings and engineering can move the total. If a large uninsulated roller door remains, it will still be the weak thermal surface.
Our custom shed service can document these choices before the portal spacing and openings are fixed. It is cheaper to design around an internal lining than to discover later that girts, braces and door tracks leave nowhere clean to finish it.
Roof blanket beats foil glued or stapled underneath later.
A correctly specified blanket is laid with the roof installation and supported as required. Its facing, compression at purlins, laps and penetrations are part of the roof detail. A loose foil sheet fixed below an existing roof can hide moisture, tear around fixings and leave steel framing as a condensation path. It may make the ceiling look brighter without solving the physics above it.
Retrofitting a proper blanket normally requires de-sheeting. That means edge protection or other fall controls, safe handling of long steel sheets, new or assessed fasteners, and a dry, low-wind window. A $2,500 new-build decision can become a $6,000 to $10,000 retrofit on the same shed. If the existing roof is already near replacement age, combine the insulation with re-roofing rather than paying for removal twice.
Homeowners can safely clear stored goods away from walls, open existing vents, measure temperature and humidity, clean accessible ground-level grilles and check downpipes from the ground. Ask these six questions.
- What exact insulation product, thickness and nominal R-value is included?
- How are blanket laps, ridge, eaves, gutters and roof penetrations detailed?
- What supports the blanket during installation and after it gets damp?
- Where does replacement air enter, and what is the net free vent area?
- Will internal lining conflict with girts, bracing, door tracks or electrical runs?
- Is the quote for a non-habitable Class 10a use, and does your intended use match?
The best month to make these decisions is before ordering the shed. For a retrofit, book inspection in late summer or early autumn so design and materials are ready before Casey’s coldest nights. Roof work still needs a calm, dry forecast, and the contractor should postpone if wind makes sheet handling unsafe.
