Adding a shed or garage to a rental property.

We build a lot of garages on Casey investment properties, and we tell every landlord the same thing before they sign: the rent uplift is real but modest, the tax treatment is slower than most people expect, and the permit matters more on a rental than it does on your own home. Here are the actual numbers.

The honest math

What a garage actually returns on a Casey rental.

Casey has one of the deepest rental pools in Melbourne’s south east. Hampton Park, Doveton, Eumemmerring, Cranbourne and the older Narre Warren streets north of the freeway are full of 1980s and 1990s houses that were built with a carport, a tandem drive or nothing at all. Those are the properties where a shed genuinely moves the needle, because the tenant is choosing between your house with secure parking and the identical house three streets away without it.

Where it does not move the needle is a newer estate house in Berwick Waters or Clyde North that already has a double garage under the roofline. Adding a second structure there buys you almost nothing in rent, eats the only usable back yard, and often runs into an estate covenant. We turn that job down more often than we quote it.

Worked example: 6m x 3m lock-up garage, Hampton Park rental (2026 pricing).

A three-bedroom brick veneer on a 560 square metre block with a carport and no lock-up. Class M reactive clay, flat site, side access down the eastern boundary. The full-build quote breaks down like this:

  • Engineered slab, 18 square metres at $115 per square metre = $2,070
  • BlueScope C-section frame, Colorbond cladding, gutters and downpipes = $4,300
  • Motorised roller door = $1,750
  • Personnel access door, weatherstripped = $620
  • City of Casey building permit, private surveyor and AS 1170 engineering certificate = $1,200
  • Erection labour and site clean = $1,900

Total: $11,840. The agent’s appraisal on that street lifts the rent by $25 a week, which is $1,300 a year. The Division 43 capital works deduction is 2.5% of the build, about $296 a year. So on rent alone you are looking at about nine years to break even, and the deduction shortens that only at the margin.

That is not a reason to skip it. It is a reason to build it for the right motive: fewer vacant weeks, a longer tenancy, secure storage that stops tenants leaving gear in the yard, and a physical asset that survives the next three tenants. If the property is a ten year hold, the shed is sound. If you are selling in eighteen months, put the money into the kitchen instead. What to build on a rental (and what not to).

Keep it simple and keep it low-maintenance. A single or double lock-up in Colorbond with a motorised roller door and a personnel door is the whole brief. Skip the insulation, skip the windows, skip the mezzanine. Every window is a break-in point and a leak risk you will hear about at 6pm on a Sunday, and insulation on a rental workshop is a $28 to $48 per square metre upgrade the tenant did not ask for. Do spend money on the two things that cause landlord phone calls: the slab and the door. A slab poured to AS 2870 for the actual soil class will not crack and rack the door frame in four years, and a decent motorised door will not bind. Both are cheap now and expensive to retrofit around a tenant.

Permits, insurance and the paper trail.

Domestic building work over $16,000 in Victoria requires domestic building insurance, and any domestic building work over $10,000 must be carried out by a VBA-registered builder. Most single garages sit under the insurance threshold and above the registration threshold, so ask for the RBP number and check it on the VBA register before you sign anything. Deposits are capped by the Domestic Building Contracts Act 1995 at 10% for contracts between $3,500 and $20,000, and 5% above $20,000. Anyone asking a landlord for 30% up front is telling you something.

Keep the permit, the engineering certificate, the certificate of final inspection and the BlueScope warranty registration in the property file. That bundle is what your insurer wants after a storm, what your conveyancer needs at sale, and what a Casey building surveyor asks for if a neighbour ever complains. Does adding a garage let me raise the rent on a Casey rental?

Usually by $20 to $35 a week on a standard Casey house, and only where the property currently has no secure parking or no storage at all. That is $1,040 to $1,820 a year against a $10,000 to $13,000 build, so the rent alone takes roughly eight to eleven years to pay it back. The stronger arguments are vacancy and tenant retention rather than headline rent: a Hampton Park or Cranbourne house with a lock-up garage lets sooner and holds a tenant longer than the identical house with an open carport. If you are selling within three years, a shed is a poor way to buy rent.

Can I claim a new shed on a rental property as a tax deduction?

Not as a repair, and not in one year. A new shed or garage is a capital works item, so it is claimed under Division 43 of the tax act at 2.5% a year over 40 years. On an $11,000 garage that is about $275 a year. Fixtures inside it, such as a motorised roller door opener or light fittings, may be depreciated faster as plant under Division 40. We are shed builders and not accountants, so use your own accountant on the split, but ask us for the itemised invoice up front because a lumped one-line invoice makes the plant split impossible later.

Do I need a permit for a shed on a rental property?

The same rules apply as on an owner-occupied block, and the stakes are higher. Anything over 10 square metres of floor area or over 3 metres high is a Class 10a building under the National Construction Code and needs a City of Casey building permit through a registered building surveyor. On a rental, an unapproved structure can compromise your landlord insurance, will be disclosed at sale, and will be the first thing a purchaser’s conveyancer asks about. We lodge the permit in your name and hand you the certificate of final inspection for the file.

Can I build a shed while a tenant is living there?

Yes, but it is a negotiation, not an entitlement. Under the Residential Tenancies Act 1997 you must give proper written notice to enter for non-urgent work, the tenant retains quiet enjoyment, and you cannot simply take over the back yard for three weeks. In practice we build occupied rentals in one visit blocks: slab pour on day one, a two week cure, then two to three days of steel and sheeting. We agree the exact days with the tenant through your agent, keep the truck on the nature strip rather than the drive, and clean the site each afternoon.

What happens if the previous owner’s shed has no permit?

You inherited the problem when you bought it. Casey can issue a building order requiring you to either obtain retrospective approval or remove the structure, and your insurer can decline a storm claim on it. The fix is a building permit for existing works: an engineer inspects the frame, footings and bracing, writes what it actually complies with, and a registered building surveyor decides whether it can be certified. Budget $2,500 to $6,000 all in, more if the footings have to be exposed. Roughly half the old sheds we assess in Casey pass with modest remedial bracing.
